Ms.Savage, Is it possible to take an appraiser to small claims court
based on the lies stated in the appraisal and the comparables used that
caused the loan amount to be decreased? You’re such a wonderful MENTOR.

Terry Says:   The appraiser is typically hired by the lender to verify that the property is worth more than the amount of the mortgage.  Sounds like you are upset that a property didn’t appraise well.  The appraisal fee is paid by the buyer.  You always have the right to get a second opinion, and that is what you should have done immediately.  It would be better money spent than going through a court process to blame the appraiser if the deal fell through.  There is an easy way to find another appraiser, though the website:  www.FindAppraisersToday.com.   If you were working with a real estate broker, I’m sure he/she would have suggested getting a second appraisal.  But by the time this process goes through a court hearing it will be difficult to prove the appraiser was at fault.
