Can you give me advise when buying a home , which are the best lenders? My last home was sold in 2008, are there any programs that can help me buy another home with little to no money down?

Well, first I’d advise you to be careful of trying to buy a home with little or no money down. That means you have no “equity” in the home – -AND that you probably don’t have any money for unexpected expenses. That’s why people rent!

If you are a veteran, you can get a VA mortgage with a 5 percent down payment. If you are a first time homebuyer, your state housing authority may have a program for you. Not likely to help you though, since you are not a first-time buyer.

May I suggest you first call 800-388-2227, which will connect you to the nearest office of the National Foundation for Credit Counseling. They can help you with your budget and let you know if you are financially “ready” for home ownership a second time around.
