I don’t own much , my boyfriend and I own 2 cars that are 19 years old and a mobile home in a retirement community thats is about 50 years old. Nothing but some life insurance that I split between 3 kids and policies for my grandchildren of $10000 each. I have everything written out and both of us signed our deeds to the cars and the mobile house. Is that good enough? They look like I signed them to sell so they can just go and register the mobile home into their names. Do I need to do anything else? I think I’m fine all 3 kids make good money and really don’t need anything from me. I just don’t want things to get messy for them. I’ve already did the Swedish Death Cleaning thing and threw a lot of things out so they wouldn’t have to. Am I good?

So what happens to the mobile home if you die? Is it titled in both your names — joint tenancy with rights of survival? In that case, he gets it. Your kids get nothing. But if it is titled in YOUR name, and you die without a will, there could be a messy probate battle where your kids contest the “pre-signing” of the title.
I suggest you visit a lawyer and at least get a simple will to spell out where you want your property — other than the life insurance — to go. A legal aid clinic could do that for you for free.
