We aren’t residents in Florida. Would it be beneficial to change our deed to a Lady Bird Deed with our children added
Our intention is to avoid probate upon our deaths Also could we sell the property without our kids being involved if we choose to sell

A lady bird deed is unique to Florida, and a few other states. It preserves your ownership, and your right to sell, or change beneficiaries — while keeping your house out of probate at your death. But it must be notarized and registered with the county. And then you must get a copy of the newly-recorded deed.

If you google the ladybird deed in Florida, you’ll find at least a dozen services (for a fee) to help you through this process.

But before you do that, do you have an estate plan, such as a Revocable Living Trust for your main home and your other titled property? You should have that to avoid probate in your state of residence. And it’s just as easy to re-title your Florida home in the name of that Revocable Living Trust. Keeping everything together might make it easier after your death.
