Selling Home to Cash Company
Hello, I want to sell my home and move to a smaller house. I feel scared and not qualified to handle repairs and remodeling. I am 60 and my husband has Parkinson’s Disease. I would want to sell as is. As of this date, I am uncertain what the city would require of us before selling. The worry is our house is old, built 1950 or earlier. The garage is not in good condition and we haven’t painted or removed older carpet upstairs . Anyway, I’m considering (based on what the City tells me) selling to Grandview Homes or Jeff Buys Your House.
I am scared of this knowing I will take a cut in the value of my home. The convenience is the as is and leave anything in the house we don’t want as opposed to getting a dumpster. Do you think selling to Grandview or Jeff is an option? Have you had experience with these companies? Our home is paid in full. We do keep a nice house. The house looks well kept and everything is in working order. We also have a huge huge yard. It’s just old compared to a newer 2000 built home that I see online. And again, the garage is not in good shape.
Anyway, I know this is long. Do you like the idea of Grandview or Jeff? Or, do you think anything should be done to avoid a cash company?

Honestly, I’m going to say “I don’t know!” I listen to the same commercials you do on the radio. They always make me wonder what kind of a discounted price these companies can afford to pay– since they will have to deal with any cleanup, repairs, etc.
There is only one way to find out. You need to do a comparison. And I’ll be very interested to hear the answers, so you can contact me via email when you do get answers. I don’t want to get involved, since that could sway the numbers you get!
Your first step is to call one or both of those companies and have them come out and make you an offer. Get it in writing!
DON’T SIGN ANYTHING!!! Do not pay any fees up front. Do not be pressured!!! You’ll have my phone number on the email you receive saying your question was answered. So call me right away — while they are at your house — if you are getting any pressure.
You ALSO need to find out what price a competent realtor would list your home for — and then ask what you would receive — net of commission — if it is sold at that price. You can ask one or two realtors in your area — ones where you see signs on nice houses! — to come over and give you an estimate of what price they think your house will sell at. Also, get it in writing – but do not sign a listing agreement or anything else!
