What to do with Inheritance

My wife and I are 55 years old. I recently inherited $200,000.00. No credit card debt, we owe $70,000 on our fixed interest rate mortgage (Fixed 3.75% interest rate). Considering investing $100,000 in a Non Qualified Buffer Annuity in 10%, 20%, and a trigger account.
Thoughts on this?
Any suggestions on how and where to invest these inheritance funds?

Why pay fees to invest in an annuity? What’s the point?? These are just variable annuities that guarantee little and seem to promise everything.
